Holiday Island is a 4,500-acre planned retirement and vacation community on Table Rock Lake, in the far northwest corner of Carroll County. It voted to incorporate in November 2020 and became a city of the second class in 2021. The lots are wooded, rocky, and often steep. Many owners want the same result: less brush, a driveway that doesn't wash out, water kept away from the house, and a yard that doesn't need constant upkeep. Good Soil Land Management does that work. We're based, about 5 miles away. The route runs west on US 62 through Eureka Springs, north on Highway 23, then Highway 187 into Holiday Island.

Rules that shape a Holiday Island project

Holiday Island has more rules than rural Carroll County, and a good plan works around them from the start.

Driveway culverts are HISID's job. The Holiday Island Suburban Improvement District (HISID) maintains about 73 miles of asphalt, chip-seal, and gravel roads, along with their rights-of-way and drainage. HISID says driveway culverts must be sized, approved, and installed by HISID, whether or not you're building. Its Road Department requires a Culvert Installation Application and a Road Damage Permit before any construction project. The road superintendent inspects the property and sets the culvert size. We build and repair the driveway on your side of that work.

Your unit's covenants apply. Holiday Island is divided into "Units," and each has a Declaration of Reservations (a covenant) covering building type, easements, setbacks, and restrictions. The City of Holiday Island issues building permits through its building inspector. If your project involves construction, check both before we set a date.

The lakeshore is Corps of Engineers land. Between many lakefront lots and Table Rock Lake is government land managed by the U.S. Army Corps of Engineers. Any mowing, brush clearing, footpath, or tree removal there needs prior written approval through a Shoreline Use Permit. Vehicles and burning aren't allowed on government land. We clear and mulch your private lot up to the property line and stop there.

Holiday Island FAQ

Who installs the culvert under my driveway?

HISID. Culverts must be sized, approved, and installed by the District. Call the HISID Road Department (479-253-9518) to start the process. We handle the driveway work around it.

Can you clear brush all the way down to the lake?

Not on Corps of Engineers property. We work up to your property line. Anything below it needs a Corps Shoreline Use Permit, and machines aren't allowed there.

Do my unit's covenants matter for rock work or a new pad?

They can. Each unit's Declaration of Reservations covers things like setbacks and easements. Check yours before we plan the job.

I'm not here full time. Can you still give me a quote?

Can you make my yard lower-maintenance?
